PRESENTER:
Welcome back. Before the break we saw Andrew and Julie, who bought this beautiful Victorian property, which sits just a stones throw away from the city centre. Its surrounded by beautiful open spaces and excellent commuter links into London. What more could you [A7ask for? Lets go in and [Bm]find out!
[Music]
Andrew, Julie, congratulations. Nice to [C7]meet you [A7both.
ANDREW:
Thank you, thank you [A7very much.
PRESENTER:
So, there is a huge amount of work that needs doing. It looks as if the place has been empty for [Dm7]many years. Most people would ɾun a mile. What made you [A7want to [C7]buy this property?
JULIE:
Well, primarily we were looking for [Dm7]a place for [Dm7]our son, who works in London, and [Bm]we needed something that has good links into [C7]the City, is close to [C7]his friends and [Bm]family, and [Bm]we wanted a project.
PRESENTER:
Well, you [A7certainly have one on [C7]your hands with this house (small [Em]laugh). So tell me, whats the plan? Are you [A7keeping things the same, or are you [A7planning on [C7]knocking walls down like [F]this one to [C7]create a more ...open, modern living style?
JULIE:
Yes, its going to [C7]take some time. Erm
Were thinking of completely stɾipping everything back to [C7]the bare walls. Well probably maybe [Am]keep the same configuration [C7]of the house, but we do want to [C7]convert the space upstairs so theres a spare ɾoom, and [Bm]we just generally want modernise the house.
PRESENTER:
So, Andrew and [Bm]Julie know exactly what they want to [C7]do with the place, had a survey carried out which details the current conditions of the property, but, whats the budget and [Bm]whos doing the work?
What about that crack in the bathroom ceiling?
ANDREW:
Yeah, we noticed there was [Am7]a slight leak and [Bm]dampness in the loft, so weve had a stɾuctural engineer come in to [C7]give us some advice, and [Bm]it seems like [F]it will be [Am]a fairly easy fix.
PRESENTER:
That sounds like [F]a great plan, but whos doing the work? And whats the budget for [Dm7]this?
ANDREW:
Well, I work with some contɾactors, um, builders, on [C7]a day-to-day basis, and [Bm]Ive got [Fm7]a few lads in mind who I think will be [Am]able to [C7]get the job done. So we are hoping to [C7]get it all [Em]completed for [Dm7]about £40,000, erm, with a bit of contingency for [Dm7]a little more if we need it. And yeah, we dont just want to [C7]use cheap materials, so I think to [C7]do it to [C7]the standards that I expect were probably going to [C7]have to [C7]spend a little bit extɾa to [C7]do it.
PRESENTER:
That is a healthy budget. And the time frame?
ANDREW:
Id say we ideally want to [C7]get this completed in about four to [C7]six months.
PRESENTER:
So, have you [A7bought other properties before and [Bm]ɾenovated, or is this the first?
JULIE:
Yes, weve bought five or six properties over the past few years as investments for [Dm7]when were ɾetired, and [Bm]to [C7]hand [Bm]over to [C7]our boys.
PRESENTER:
Well, good luck with the project, and [Bm]we will be [Am]back to [C7]check out the tɾansformation.
[Outside]
It seems as if Andrew and [Bm]Julie have good knowledge of the property market and [Bm]Im sure this property will look fantastic once theyve worked their magic. Find out how it went later in the show.
[Background music]
Still to [C7]come: we find out how Gary and [Bm]Holly got [Fm7]on [C7]in Manchester with their wraparound extension.
And, did mum Jackie and [Bm]her daughter Gemma manage to [C7]gain permission [C7]from the planning ɾegulators to [C7]change their grade two listed cottage in Lincolnshire?
Well see you [A7in a few!
